Sydney’s home buyers are showing their green side for sustainable living

Sustainable Living
19 Oct 2020

Sydney’s home buyers are showing their green side as their awareness for environmentally-friendly apartments grows. Apartment living is often assumed to be more environmentally efficient than other dwellings based on lower transport emissions with proximity to public transport.

With each new development, it’s an important opportunity to secure long-term environmental performance and lower running costs for residents. The environmental performance of new apartment buildings is driven by NSW State Government BASIX targets.

Piety Life Approach

Sustainability is at the heart of the built environment and the property industry has the power within its hands to shape social and economic growth whilst minimising environmental impacts – and there’s plenty of incentive to do so.

At Piety Group we have responded to the market and demographic, and delivered our ‘Piety Life’ approach to apartment living. Our core offering of intelligent layouts, quality inclusions and detailing, great natural light, alfresco areas, gardens and entertainment areas is for singles, couples, families, first home buyers and investor alike.

We learn and improve from each successive project, actively seeking feedback from buyers and agents, taking design cues on how people want to live. We carefully consider each environment in which we are building, the choice of materials for longevity, and the project composition based on market demand.

View at Rockdale

Sustainability is intrinsic to the design and success of VIEW at Rockdale, and the development team worked tirelessly with design consultants to achieve award-winning recognition: Finalist the Sustainability Awards 2019, SILVER in the 2020 Sydney Design Awards, Finalist in the UDIA NSW – Awards for Excellence Finalist 2020, Finalist in The Urban Developer Development of the Year 2020.

VIEW’s soaring central breezeway is functional and beautiful, letting light and air flow through the common walkways. The breezeway becomes an extension of the communal open space and facilitates informal engagement, enhancing the residences sense of community as well as reduce dependence on energy and results in 88% of apartments achieving natural cross ventilation.

VIEW delivers ESD (Ecologically Sustainable Development) through passive solar design principles. Apartment configuration and orientation have been organised to provide good natural daylighting and solar access into the primary living spaces and external living areas, reducing the residents’ reliance on electrical lighting, cooling, and heating during the year.

The unorthodox site planning means the development exceeds the benchmarks of 25% energy reduction and 40% water reduction as set out in BASIX.

VIEW also contains energy efficient appliances, fittings, and services such as water reduction shower heads, dual flush toilets, and gas cooktops. Apartments and common areas host a combination of LED, compact fluorescent and halogen lights fitted with motion sensors.

Buying Off-the-plan

As more highly sustainable apartments are being constructed across Australia, purchasing off-the-plan is becoming an attractive option for discerning property seekers. It works out to be a win-win situation for both buyers and developers in many cases, as developers are able to secure capital early on in the development process, and buyers are rewarded with low deposit rates, and sometimes early-bird financial incentives.

Buyers are often also offered a range of government subsidies when purchasing off-the-plan – including stamp duty concessions, first home buyer grants and more. Energy efficient features that provided tangible savings for tenants could allow landlords to charge more in rent, making them more attractive to property investors. Sustainable buildings are attracting increased investment and are providing longer-term investment return.
